Big Goings-On At The Maynard Coops This Summer Summer 2010

Free Homebuyer Classes Sponsored by Citi and PACC
Citibank and the Pratt Area Community Council will be conducting free seminars to teach the basics of buying a home on a variety of dates this summer.

All of these FREE classes will be taught at The Maynard Coops, 1509 Bergen Street at Schenectady, on the dates and times as follows.

Wed. July 28th 7:00 pm to 8:00 pm
Sat. July 31st 5:00 pm to 6:00 pm
Sat. August 14th 7:00 pm to 8:00 pm
Wed. Sugust 25th 7:00 pm to 8:00 pm
Sat. August 28th 5:00 pm to 6:00 pm

$300 Credit Toward Washer/Dryer Now At The Maynard
Now, effective immediately, a $300 credit towards the purchase of a washer, dryer or electronics product will be given to anyone signing a contract by August 31st at The Maynard. For those of you who missed out on the Federal tax credit, this may be your chance to catch up.

The Maynard Coops are new subsidized coop apartments in Crown Heights North. Each apartment features all new appliances including dishwasher and individual washer and dryer hook-ups, sleeves for A/C unit, parquet floors in living and dining rooms and wall-to-wall carpet in the bedrooms.

5% down financing is available through SONYMA for a limited number of buyers.

On May 15th, Corcoran sponsored a day-long home buyer seminar at The Maynard. Over 200 prospective home owners attended.

Represented at the event were M&T, Citi, Chase and Bank of America. Lawyers George Clarke and Ryan Walsh spoke about the legal aspects of home ownership. Deborah Alexandre gave advise about how to improve your credit.

Local restaurants Peaches, Bread Stuy, Saraghinos and Super Wings provided food. A live band and a sound truck from WBLS rounded out the event, which was planned by Masai Marketing.

Over the past few months of selling at The Maynard Coops, we have found that, remarkably, most of our visitors are not pre-qualified for a mortgage. Clearly without being pre-qualified, customers have only a rough idea what they can afford to purchase.

By attending homebuyer seminars, prospective homeowners will become familiar with the home buying process. And step one on this process is getting pre-qualified by a financial institution which is lending at The Maynard. Among these are M&T Bank, Citi, Chase, Bank of America and HSBC.

Once you are pre-qualified, you can submit an offer for an apartment that you are eligible for. Once the offer is accepted, and the City verifies that your income and family size are appropriate, you’re on the path towards home ownership.

Home ownership has been shown to be the most common way that families are able to enter the ranks of the middle class. Once you own your own home, you are no longer paying someone else’s mortgage. Plus you have the advantage of deducting your mortgage interest from your tax return, a deduction that renters don’t have.
